South Tulsa. Varied terrain. The wooded hills near 91st and Yale, and farther south toward 121st, often slope significantly. These lots behave like Jenks and Bixby. Flatter South Tulsa lots near major corridors are more inground-neutral.

With a semi-inground build on that same lot, the pool wall is the retaining wall. That $10,000 to $15,000 disappears from the budget. The build time is also real. I finished a semi-inground in 23 days. A family that wants to swim this summer needs to call now, not in March. The semi-inground pool is the pool that gets people in the water the same season they decide to build.

For flat lots where a buyer wants a specific inground design, I build that too. A fiberglass OK Plunge on a flat lot is a strong choice. A custom gunite build for the right buyer is a great pool. But I will not recommend gunite to someone who wants low maintenance. Those two things do not go together.
